Project Manager
The Project Manager is responsible for the administrative and technical management of a
construction project. The Project Manager functions as the point person for the project and steers
the project forward. Successful candidates will be able to share their passion for and dedication
to getting the job done.
Project managers will work closely with all members of the project team, project executives and
will be responsible for the following:
Responsibilities: - Maintain strong relationships with clients, designers, consultants, and subcontractors
- Hiring of subcontractors/vendors including negotiations, subcontracts and purchase orders
- Management of subcontractors and vendor’s schedule, performance, and payments
- Complete understanding of the contract including Oakmont’s contractual obligations and the Owner’s obligations
- Identify project risk and develop mitigation plans
- Ensure timely notices as required to the owner to protect Oakmont’s interests regarding extra work, design changes, delays, impacts, etc.
- Manage project claims in collaboration with Oakmont’s legal department
- Manage the project budget utilizing Oakmont’s cost control systems
- Develop and maintain the project schedule in sync with the project budget
- Develop and maintain site logistics plan with Superintendent
- Manage the Quality Assurance/Quality Control (QA/QC) program.
- Supervise activities related to contract administration, change orders, submittals, procurement, and schedule.
- Possess thorough knowledge of company’s contracts and understanding of all parties involved.
- Schedule and facilitate project meetings required to successfully coordinate work activity.
- Train and develop direct reports utilizing on-the-job and internal and external training or development opportunities.
- Demonstrate high standard of persona; accountability and integrity. Mentor staff to the same high standards.
- Ensure regular feedback is shared with staff including timely completion of employee performance appraisals.
- Possess a thorough understanding of all major project issues and priorities; prepare and submit monthly project status reports and progress reports upon request.
- Accountable for project completion and financials, critical success factors, and customer satisfaction results.
- Drive enforcement of safety protocols by the project staff.
- Provide general administrative and technical leadership for the project. Maintain all project records and monitor correspondence.
- Supervise project close out activities.
- Participate in proposals and presentations as requested.

Project Manager Qualifications
- Excellent listening and strong communication skills
- Excellent time management and organizational skills
- Strong understanding of financial operations and corporate cost control
- Strong written, communication, and problem-solving skills
- Exhibits strong leadership qualities
- 8+ years construction management experience required; working for a general contractor on large scale construction highly preferred. DBIA and LEED Accreditation a plus.
- Experience managing projects successfully from start to finish.
- Experience managing multiple projects simultaneously
- Skilled at negotiating and developing relationships with owners and subcontractors.
- Demonstrated ability to lead and motivate a team; minimum 2 years supervisory experience.
- Strong work ethic and ability to work in a fast-paced environment.
- Willing to periodically travel to job sites within the Mid-Atlantic region
- Proficient computer skills in Microsoft Office Suite, project management software (Procore or similar), accounting cost management software (FOUNDATION or similar), and scheduling software (Primavera P6). Also demonstrates the ability to adapt to new innovations and processes
- Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule.
- Must be able to pass a background check and obtain security access badges to secured facilities throughout the region. (i.e. Airports Government Facilities)
