Land Survey Technician

Location: Las Vegas, NV (On-Site)

Salary: $25.00 – $40.00 per hour

Job Type: Full-time

Position Overview

Pen Pioneer is seeking a highly skilled and detail-oriented Land Survey Technician to join our team in Las Vegas, Nevada . This role will be responsible for assisting in the preparation and execution of a variety of land surveying projects, ranging from boundary surveys and construction staking to ALTA/NSPS surveys and topographic mapping . The successful candidate will report directly to the Director of Surveying and play a critical role in ensuring accurate data collection, mapping, and legal documentation.

We are looking for an individual with a strong background in Civil 3D, boundary research, and construction calculations , who is also well-versed in working with local municipalities and regulatory agencies.

Key Responsibilities

  • Surveying & Mapping: Assist in the preparation of various survey types, including ALTA/NSPS surveys, boundary and topographic surveys, parcel maps, final maps, and records of survey .
  • Legal Documentation: Prepare accurate and precise legal descriptions, easement documents, and boundary research reports in compliance with regulatory standards.
  • Construction Staking & Coordination: Perform construction staking calculations , ensuring accurate placement of site features for residential, commercial, industrial, and high-rise projects .
  • GIS & CAD Proficiency: Utilize AutoCAD Civil 3D for mapping, survey analysis, and preparation of technical drawings.
  • GPS & Geospatial Analysis: Work with GPS, RTK, static surveying, and post-processing techniques to ensure high-quality geospatial data collection.
  • Regulatory & Municipal Compliance: Engage in research with local jurisdictions and the Bureau of Land Management (BLM) to verify and update land records.
  • Client & Project Management: Assist in proposal development, marketing efforts, and client relations , ensuring smooth coordination of survey projects.
  • Technical Document Review: Analyze project specifications, architectural and structural plans, shop drawings, roadway and civil utility plans , and other construction documents.

Qualifications & Experience

  • Education & Licensure:LSI (Land Surveyor Intern) or PLS (Professional Land Surveyor) certification preferred .
  • Bachelor’s degree or technical training in surveying, civil engineering, or a related field (preferred).
  • Experience:Minimum of 3 years of experience in land surveying, with strong technical skills in mapping and data processing.
  • Proven expertise in AutoCAD Civil 3D (required).
  • Strong knowledge of GPS, RTK, and post-processing methods (preferred).
  • Technical Proficiency: Familiarity with ALTA/NSPS land title surveys, subdivision plats, and topographic surveys .
  • Experience with boundary research, legal descriptions, and regulatory compliance .
  • Soft Skills & Additional Qualifications: Strong ability to analyze and interpret survey data to ensure precision and compliance with project specifications.
  • Excellent problem-solving skills and attention to detail .
  • Ability to communicate effectively with clients, municipalities, and internal teams.
  • Experience in client relations, marketing, and proposal preparation is a plus.
